What’s required for a Building Permit…?

Not all P-Sheets are necessary for acquiring a typical Building Permit, although in some cases Owner Builder Assistance may desire the expressions for a deeper understanding in order to become more familiar with the individual trade performer’s responsibilities.

If desired, we can address these extended services as a design addendum as follows;

  • SHEET P-1: Site Plan (This sheet exhibits dimensional layout for improvements) Required for Permit

  • SHEET P-2: Pool Plumbing & Electrical (This sheet exhibits Pad to pool’s corresponding numbers of pipes and conduits)

  • SHEET P-3: Title 24 VGBA Pool Codes and Safety Regulations (This sheet exhibits flow calculations, pump curves and drain cover criteria) Required for Permit

  • SHEET P-4: Construction Details (This sheet exhibits the assembly and installation procedures for individual components)

  • SHEET P-5: Structural Engineering (This sheet exhibits the steel schedule and erection / fabrication conformity for the structural requirements) Required in most states for Permit

  • SHEET P-10: Equipment Pad Layout (This sheet exhibits the diagrammatic placement of the pool / spa equipment layout on the pad)

  • SHEET L-1: Landscape Plantings (This sheet exhibits a symbolize placement of the genes and species of plantings)

  • SHEET L-2: Irrigation System (This sheet exhibits Irrigation System Hydro-zones and related components)

  • SHEET L-3: Drainage Network (This sheet exhibits Drainage System network of pipes, catch basins and hydrostatic relief)

  • SHEET L-4: Landscape Lighting System (This sheet exhibits Low Voltage Landscape Lighting fixtures and power distribution)

Plan Revisions…

The PBL is our attempt at getting your concept in place, representing a true dimensional relevance to the space made available. You can direct us to make (1) one revision to the PBL after viewing it at this stage and this is included in the 2% fee structure.

It is important to make any changes to the “PBL Concept” prior to advancing with the design, as compounding layers (P-2, P-3, P-4, etc…) are added as the design progresses and changes will involve making modifications / changes to multiple layered sheets, which will involve the investment of additional time that wasn’t originally considered.

The Approved Base Layout (ABL)…

Additionally, any Site Specific Engineering that is performed will be based upon the Approved Base Layout (ABL) and if changes are required after acceptance, then all changes after the advancement of the design to the ABL will be billed on our hourly rate and according to the SDA.

The ABL is the basis from which all additional design layers evolve. Once acceptance is acknowledged the remaining design elements can be produced from this main layout P-1 Sheet and the corresponding layers may exhibit the individual deeper understanding for the “Permit Ready Requirements“.

Structural Engineering (beyond ABL)…

The ABL is the basis from which all additional design layers evolve that describe the overall general construction directions. In some jurisdictions this may require structural engineering to accompany submission of the Plan Set.

This is on an additional fee basis and is quoted separately according to the project’s structural engineering requirement specifics.

In order to fulfill such prerequisites that may be mandated, we offer assistance in obtaining these remaining design elements that correspond to this additional design layer as follows;

  • SHEET P-5: Structural Engineering (Site Specific or Boiler Plate as quoted separately)

Additional services (beyond ABL)…

Base upon the completed ABL, we can provide you with additional information that is not required for gaining a Building Permit but, will provide you with a deeper understanding for how a 1st Class installation is intended to be constructed, should this information be of value?

This is on an additional fee basis and is quoted separately according to the project’s equipment and automation sophistication specifics.

  • SHEET P-6: Pool Equipment Layout Schematic (A diagrammatic representation of the equipment pad)

Component Specific Construction Details (beyond ABL)…

Base upon the completed ABL, we can provide you with additional component specific information that is not required for gaining a Building Permit but, will provide you with a deeper understanding for how to take the further incremental installation steps for achieving a 1st Class installation standard.
